Kayzu Yatu AIA & Associated and Downtown Capital LLC have combined forces and will complete a new condominium project at 801 South St. by 2016. 801 South Street includes building A, which was recently completed, and building B, which is scheduled to completed near the end of 2016. The project is considered workforce housing and doesn’t offer the amenities as some of the other luxury condo projects going up in Kakaako but it does offer quality design and low maintenance fees.
The concrete towers are fully residential, and stand tall with glass lanais and privacy walls. Both the towers and the parking structures are reinforced to keep maintenance fees very low. Below the towers, there are pedestrian walkways and beautiful landscaping that allows for greenery and majestic views.
Units will be available in various sizes, including 90 studio units, 271 one bedroom, one bathroom units, 46 two bedroom, one bathroom units, 45 two bedroom, one and a half bathroom units, and 183 two bedroom, two bathroom units in building A. The parking structure will have 915 stalls and 30 guest stalls. Building offers 1 bedroom, 2 bedroom and 3 bedroom units with prices ranging from $359,000 to $699,000.
Common areas are designed to help keep the condos cost efficient and low maintenance. Common areas will have a large rec room with a kitchen, television, and bathrooms for each tower. Pets are allowed in the building, but there is a 20lb restriction and only one pet per household. Additional parking and storage is available for those who desire it.
For those who wish to have visitors, there is visitor parking and a visitor lobby, which include security and management offices are well as a coffee station. Security in the building is tight, complete with 240hour camera surveillance, electronic fobs for entry, Enterphone systems, and nighttime lighting. The units are soundproofed between neighbors, allowing for greater safety and privacy from within. Units come outfitted with sprinklers and smoke detectors. Other amenities include glass railings, granite countertops, cultured marble floors and fixtures, and white cabinetry.
This building is moving towards green living, which means there are energy efficient glass panes and awning windows to allow for less energy consumption. Efficient air conditioning and fixtures are fitted throughout, including lighting and appliances. Each unit is fitted with large stacked in-unit washers and dryers for convenience. The facility is 100% smoke free. Overall, the facility is great for people who work downtown and love to walk around the area or walk to work. These units lack some of the luxury some expect, but have solid construction and are likely to be great investments.
The units at both building A and building B are currently sold out, but resales and other units will be available most likely in the middle of 2016 at the earliest.
